  • What is the exact size and shape of the lot?

    Ansley’s final plat will supply details for any individual lot, but the general size and shape are notated on the Ansley website.

  • Is the lot fully developed?

    Yes, utilities (electric, gas, sanitary sewer & water) are stubbed to each lot.

  • Are there any easements or encroachments on the lot?

    Yes, utility easements are shown on the final plat of each lot.

  • Is the lot buidable as-is, or are there grading/drainage issues?

    Lots are buildable as-is. 

  • What is the zoning designation, and what does it allow?

    All 30 lots are zoned single-home residential.

  • Are there HOA Bylaws & Covenants for Ansley?

    All Bylaws & Covenants are available on the Ansley website under the Community tab

  • Are there HOA fees?

    Yes, the current HOA fee is $170/month. See Bylaws for details.n goes here

  • Are there architectural design guidelines or required builders? 

    Yes, Ansley has guidelines and a recommended Builders Guild.

  • Is there a property tax abatement available?  

    Yes, there is a current tax abatement in Ames for homes started through Dec. 2026. Details available. 

  • Are utilities (electric, gas, water, sewer) already connected or stubbed to the lot? 

    Yes

  • Is there access to high-speed internet and cable? 

    Yes

  • When can I begin building? 

    All of the ‘Phase One’ portion of Ansley will be available for immediate building by July 1, 2025.

  • Is there a timeline for construction completion? 

    Yes, in general, 1-1 1/2 from the purchase of the lot.

  • What is the overall development plan (e.g., total number of lots, phases)? 

    There are three phases to the Ansley development. When finalized, there will be approximately 170 homes and townhomes.

  • What amenities will the development include (parks, trails, pools, etc.)? 

    A full list of amenities and nearby attractions is on the Ansley website under the Community tab.

  • Are there schools, shopping, and public transportation nearby? 

    Ansley is conveniently located near many amenities, many of which are within walking distance. See nearby attractions on our website under the Community tab.

  • Are there plans for commercial development or additional phases that might impact traffic, views, or noise? 

    Ansley is 70% surrounded by Iowa State farmland, which is rarely developed, therefore providing a quiet country setting. 

  • Who is Ansley’s developer? 

    Anne & Steve Burgason, lifelong Ames residents and successful business developers.

  • Are Interior Design Services included?

    Yes, CBID will guide you through the selection process and work with your builder throughout your build timeline. The design, specifications, and dimensioned interior drawings, mood boards, and cabinet CADS will be handed off to your builder so that your finished budget can be determined before framing.
